Salado aldermen will consider two ordinances creating Planned Development Districts for The Sanctuary development at their 6:30 p.m. Feb. 18 meeting after failing to take any action on the proposed ordinances on Feb. 11.
On Feb. 11, aldermen annexed The Sanctuary properties, but failed to take action on zoning the properties when the proposals died for lack of a motion being given. The board also annexed 18.71 acres at 251 Mary Lane for Hidden Glen Senior Living Subdivision. Aldermen zoned the newly-annexed Hidden Glen as Planned Development-Mixed Use (PD-MU)
Aldermen annexed 31.745± acres located at the northeast corner of FM 2268 and I-35 frontage road., 196.945± acres located at the corner of Salado Oaks Drive and FM 2268 and the 700 block of Royal Street, east of Rose Way and 58.132± acres at the southeast corner of FM 2268 and I-35 frontage road.
The board took no action on the zoning or rezoning of the tracts of land composing The Sanctuary. Area A WAS 55.499 acres at the northeast corner of FM 2268 and I-35 frontage road to take out two lots that were designated as Cemetery lots. Area B was 197.265± acres at the corner of Salado Oaks Drive and FM 2268. Areas A and B were proposed to be zoned and rezoned as Planned Development District-Mixed Use, but no action was taken on them on Feb. 11. The Planning & Zoning Commission recommended against the rezoning of these properties by a vote of 3-0. To override this recommendation will require a super majority of four aldermen. Area C was 57.985± acres at the southeast corner of FM 2268. The board of aldermen took no action Feb. 11 despite the recommendation of P&Z in favor of zoning this property PDD-C.
The P&Z also recommended against the rezoning of 3.12± acres within the Historic District at 714 South Main Street as PDD-C. The area has been withdrawn by the developer for consideration.
This week, aldermen will consider two ordinances creating Planned Development District No. 2 and Planned Development District No. 3. PDD No. 2 is 57.985± acres at the southeast corner of FM 2268 recommended to be zoned as PDD-C. PDD No. 3 is created from Area A and Area B, but is smaller as 3.12 acres that were zoned as Cemetery have been taken out of Area A to make it 53.922± acres. Area B reamins 197.265± acres. PDD No.2 is proposed to be zoned as PDD-MU.
A 60 foot buffer zone has been added to Area A for construction of any new commercial properties. A 110 foot buffer has been added to Area B in which only Single Family-Detached can be built.
The creation of PDD No. 3 and zoning the property as PDD-MU will require a four-vote supermajority.
